Residential Development, Mt. Albert Road

Multi-Unit Residential / Fire Engineering/ Passive Fire Design The brief was to design a medium-sized industrial building sited on the prominent Great South Road corner that also showcases all the latest APL window solutions in the showroom. PROJECT SNAPSHOT Year Completed: 2019 Professional Service/s: Resource Consent, Building Consent, Fire Engineering, Passive Fire Design. Overview The project began in 2019 as THE DESIGNFIRE was engaged in providing full architectural documentation packages for the new residential development for the site. Solution We designed a set of two duplex houses in the Mt Albert area. The site is a corner site bound by two arterial roads which presented some traffic issues to consider. As there were no parking available on the street, a double garage for each unit has been proposed. Each unit has four bedrooms, three bathrooms and a large roof balcony. THE DESIGNFIRE was engaged by our client to proceed with consenting documentation based on the concept design. In Detail The construction is to be precast concrete panel inter-tenancy walls with timber-framed interior walls. The upper floors will be timber floors and a concrete slab foundation. The design solution was to provide feature mid-level façade with a recess opening feature. Also with the larger overhang roofing at the top with set back that forms the rooftop gardens. Aesthetically, this effectively reduced visual volumes of the scale at the frontage. At the same time, the layout remains functional and provides a high-quality spatial experience, especially at the top level where the master bedroom is located.

PROJECT SNAPSHOT Year Completed: 2014 Professional Service/s: Building Consent We did some recladding work for a customer on the North shore, re-cladding their two-level house on the North Shore, Auckland with brand new stone feature cladding.

Factory Showroom, Great South Road

Commercial Architecture / Fire Engineering The brief was to design a medium-sized industrial building sited on the prominent Great South Road corner that also showcases all the latest APL window solutions in the showroom. PROJECT SNAPSHOT Year Completed: 2019 Location: 894 Great South Road, Penrose Professional Service/s: Resource Consent, Building Consent, Fire Engineering, Passive Fire Design, Emergency Lighting Design. Size: 2170m2 Overview The site as presented was a gentle flat ground with two separate titles of land which united to form the industrial building. The industrial building itself had a 2,170m² floor area that accommodated showroom, office, storage and manufacturing factory for manufacturing the APL’s windows, doors and hardware. Solution Our primary responsibility was to showcase the latest innovation and technology of APL’s windows, doors and hardware onto the external faces of the building, as well as, the aluminium louvre system attached to the glazing facade. The glazed southern and western façade provide balanced natural light to the double-storey-height showroom. The natural light-filled in the showroom will be reflected deeper into the office spaces. In Detail The quality of spaces was generous and flexible, allowing future adaption, and expressing the unique qualities of APL, as well as demonstrating the company’s continual commitment to push the limits of window and door technology to make tomorrow’s visionary buildings a reality.

Silver Awards Winning 2020, Hello Mister, Commercial Development

Vietnamese Takeaway outlet Hello Mister on Carlton Gore Road, Newmarket Project Snapshot Year Completed: 2019 Location: 123 Carlton Gore Road, Newmarket, Auckland Site Area: 605m2 Gross Floor Area: 81m2 Overview Hello Mister Newmarket was developed with sustainability in mind. It is a Vietnamese takeaway with an emphasis on the old Vietnamese Quarter utilizing used or recycled building materials to give each customer the true feel of the Vietnamese street food scene. Featuring a large range of recycled materials the Hello Mister space is designed to be modern and creative with an open plan eating area. This project was an award winner in the New Zealand Commercial Projects Awards 2020. Execution The site is located close to the Auckland Domain, walking distance to Westfield Newmarket and Broadway, and has easy to access Newmarket Train station as well as State Highway 1. NCA Group Ltd invited THE DESIGNFIRE fire consultancy team and Alba Interiors Ltd to be involved from an early stage of the project with Louie Kang as the fire and compliance consultant. The three companies were able to get a head start on the project as it was the second Hello Mister build. THE DESIGNFIRE approach of functional – attractive – safe, resulted in ensuring the space referenced to traditional Vietnamese culture but was also safe and compliant. The final design focused on utilising a lot of contemporary elements of Western materials that would otherwise have been trash in order to create a Vietnamese Street scene ambiance. Here is a snapshot of the key features of this design: 81 square meters of culture infused design. Indoor seating area Various material elements: corrugated iron, window shutters, local recycled timbers. Street access close to a large block of businesses. Streetside parking available on Kingdon Street or Morgan Street. Main access from Carlton Gore Road, In Detail With a high priority focused on creating the true feel of the Vietnamese Street Food scene, this design really zoned in on locating and sourcing the right materials. The design focus of Hello Mister meant that the designer wanted to avoid using the traditional Vietnamese decorative elements and to use existing waste materials to emphasise on creating the traditional Vietnamese street food scene. The design team made a conscious effort to ensure sustainability was a key part of the design. Using discarded materials as the main decorating elements of the restaurant, sourcing from Auckland’s largest range of recycled demo & renovation items – Jacob Demolition in New Lynn. THE DESIGNFIRE team understood the impact that commercial retail can have in influencing and inspiring people to adopt a certain attitude towards maintaining the environment all while being compliant and safe This design was possible – and successful – due to a number of things, including; a great team across the trio of companies involved, a client who was open to ideas, and a team of competent builders who pulled the build together using great recycled products.
