It is a very challenging steep site, with big ONF (Outstanding Nature Feature) area in the back which can’t be touched at all. The client wanted to maximize the floor area, so the design had to be very carefully thought about and fit into the existing environment smartly. Working closely with other consultants is an essential, and balance all the related aspects to the site is very important. Final design outcomes are 2 blocks of terrace houses with different floor levels which reflect the steep site, similar color scheme and building form make them as a whole and look concise and modern.
Commercial Architecture / Fire Engineering New single-level multi-unit commercial retail centre PROJECT SNAPSHOT Year Completed: 2015 Professional Service/s: Resource Consent, Building Consent, Fire Engineering, Passive Fire Design, Emergency Lighiting Design. Size: 1400m2 Overview The building has a footprint of 1,400m² with four large commercial tenancies, including a restaurant. The challenge was to create a modern single-storey, large format retail centre what was much in demand within the surrounding area. To arrive with the resulting design, we thoughtfully discussed with various stakeholders, client, real estate agent, engineering and developers. Solution The constructed form is a simple modern form with a mono pitch roof following the contour of the site, respecting the surrounding, at the same time, providing highly presentable road frontage. In Detail The bulk and location design has been much discussed at the early stage, and we came up with the solutions that reflect how such large format business works, such as providing rear service route around the building. THE DESIGNFIRE was keen on the use of exposed materials such as concrete and steel roofings and ensured the building to be modern yet cleverly arranged

Multi-Unit Residential Long bay residential subdivision lots are of spectacular sites with great views. PROJECT SNAPSHOT Year Completed: 2018 Professional Service/s: Resource Consent, Building Consent Overview The latest Long bay residential subdivision lots are of spectacular sites with great views. Our client purchased four large lots to participate in the development of this great area. Solution We are commissioned to provide four modern house design, each with approximately 300 sqm floor area, two floors and five bedrooms. The briefing also incorporated an open plan living and modern exterior design In Detail Working closely with other consultants is essential, and balance all the related aspects to the site is very important. The budget was modest, but with some of the thoughtful design features, but the design and construction of houses are well received in the area. Our client has been very impressed with our works. “THE DESIGNFIRE has indeed become not only my company’s “Chief Designer” but also my “Personal Design Adviser”. THE DESIGNFIRE was engaged for all of our high-end residential developments and all of my holiday homes in Auckland. They were able to help me as a single point of responsibility with initial concept designs, material and colour selections right through to implementation and build, all within a set budget and timescale. I gained two fundamental benefits from employing THE DESIGNFIRE. One is the design itself. They were able to take a few basic and rather uncertain ideas of mine and show how they could be realized to best effect. They put forward the most incredible ideas for floor plans, spacial quality, interior design, and special architectural features. They were particularly amazing at coming up with solutions, and improvising, for the areas I hadn’t considered. Sourcing everything would have taken me weeks, or never at all. I have to say that they have a wonderful & trendy taste of design ideas. They always give you choices and add some interesting things in that you just wouldn’t have thought of, but that works beautifully. Another one is commercial benefits, our clients were all extremely happy with the design solution in our development, and they believe our product is different from those by other developers, And I believe The DESIGNFIRE’s design had some good influence here. Speaking of my own holiday houses, while I’ve only got to enjoy a few days in a year, most of the other times were rented out short term, and the return has been amazing, the stylish houses that The DESIGNFIRE created generated huge interest and made my houses really popular in the area.”
