Titahi Bay Road Apartment

This Titahi Bay Road project is located in a very tightly constrained topographic site in the heart of Porirua City. There were several challenges facing the site which drove the entire design. These challenges included, the limited site area, steep site topography, parking requirements, vehicle onsite manoeuvring requirements, sunlight access and amenity value. This four-storey apartment consists of one, two or three bedroom units with both individual outdoor spaces, and a communal rooftop garden. Following the joint collaboration from Align (Planner and landscape Architect), the project achieves great sunlight access, and varieties of zones to encourage a community social experience. As the site starts get very steep from the mid towards the back, with 5 car-parks on the ground floor level. Envelope Engineering team provided support to designing the building structure to ensure that this is feasible. The final building form was developed following the site topography, with each floor terracing from the North towards the south boundary with the individual outdoor balcony facing the west side to get maximum sunlights, and also reduce the effect to the neighbour’s daylight access and visual impact. ‍ Through complex 3D modelling, the internal functions and facade design were able to visualised and communicated with both client and the Council’s Resource Consent team to provide valuable comments and be confident on the outcomes.
