When it rains, a water stain appears on the concrete garage floor inside beside the skirting board. It is not a puddle, but a damp stain and can be about 12cm into the garage. This has only recently started occurring. When it first happened, the white efflorescence came out of the concrete inside however that has been brushed away. A water test outside appears to indicate the wet patches occur when the concrete pathway that is against the foundation on the outside of the brick wall gets wet rather than when the wall higher up around the windows gets wet in rain. Some of the staining is further along from where the window is situated. There are some expansion joints that lead towards the wall and a thin crack where the concrete path is located alongside the concrete foundation of the garage outside. The water stains appear to start there and spread along. I need to find someone to investigate this and recommend a solution. I would prefer as a first action to caulk the joints outside with the most appropriate product which I understand is not silicone. The house was constructed in 1994 and is situated in Orewa, Hibiscus Coast, Auckland
