Balcony Leak Repair & Ceiling Restoration

The ground floor lounge / dining area have water damaged ceilings in two separate places. The water is coming from an upstairs balcony but where exactly is unknown. The leaks are slow, could be from wind-driven rain or from within the balcony. The dining area leak has damaged the gib but not penetrated into the room. The lounge area leak has recently penetrated the gib again having been repaired on two separate occasions about 5 years apart. The last time about 8 years ago. Each gib damaged area is approx 1.5 to 2.5 sq m. The leaks need to be found and repaired. The ceilings need gib removal and replacement plus plastering and painting. Rough estimate of ceiling area is 65 sq m.
