My early 70s house is on a sloping section with clay soil. In heavy rain, water enters the under-the-house and the garage, apparently through the concrete block work. In heavy rain I can often have to remove over 100 litres of water in a day. A drain layer looked at the problem years ago and dug a trench under the house and installed drainflo under scoria. This helps to drain the water away but of course the water does still enter in the first place so I have a very damp under-the-house which sometimes floods into the garage. I suspect some of the problem could be solved with better external drainage and some with waterproofing. The external wall does have a drain running along it, but this is possibly not deep enough to channel water away from the house. It seems that water is probably passing below the level of the drain, then getting through (or maybe under) the block work and under my house. Access under the house is awkward (through a small door from the garage) but if it was critical for mechanical access it would probably be possible to remove part of the wall. Access to the external wall is reasonable. Photos show some of the under the house with water pooling, some water channels under the house plus remains of recent garage flood. I really need this solved ASAP, so I intend to choose someone very quickly after getting quotes. Job can be inspected during day time on some days, or any evening.
