Our sleepout has a damp spot in the gib-board at and above floor level at the east end. We think it is caused by an ill-fitting exterior aluminium window frame installed when the Skyline garage was built years ago. An insurance assessor spotted the cause, the aluminium window frame is proud off the wall.. The wall area involved is maybe 1/2 M2, not sure if wooden wall frame is compromised. So it needs the aluminium window frame, which is a bit proud,.to be sitting correctly and bogged with say Gorilla snot or better. The interior wall gib-board that is soggy needs replacing, and possibly part of the wooden wall frame which has not been exposed to view yet. A secondary task is to fill in a 5-10mm crack in the architrave near the damp wall at the right hand end. Or replace the architrave. To be done properly we need a qualified builder. We would prefer to pay time and materials, with a realistic estimate to start with. Sincerely John Richards 49 Velma Rd, Hillcrest, North Shore ---

Neat job, on time. Followed clear instructions. Communicated when a problem was spotted, before remedying it. Took progress photos which were appreciated. Invoiced time and materials as agreed in writing.
