The first thing is to fix the leak from the balcony running down the block wall inside the house. The second is to remove the butinol on two balconies and replace with a more suitable product. The leak only happens when there is substantial rain and a north easterly wind. The house is between 25 & 30 years old, made of concrete block and has internal guttering on the balconies (which is probably the main problem). Guttering Solutions have placed bird/debris product over the guttering to keep the birds and debris from palms and trees out.
