Leaking roof repair

We have a log burner that has water running down the flue when it when raining, and another leak in the roof close to the fireplace that leaks water down through a light fitting when rain is heavy. We aren’t sure where exactly the leak is or if they are connected. We are putting our house on the market very soon and needing it done asap.
