Waterproofing works required

• Missing flashings at two exterior junctions causing moisture staining (considered high risk junctions) • Builder recommended Masonary block walls are investigated to determine if they are tanked (tankingspecialist required) • Windows need timber scribers to be installed to ensure they are weathertight (tradesman builder required) • Installation of guttering has been recommended as currently the dormers have no gutters which could lead to moisture issues into the cladding over time (roofer or plumber recommended) • Timber deterioration to roof rafter requires repairs (builder noted this is structural and contributes to the roof’s structural integrity). Builder stated “Removal of the linings and replacement or strengthening of the framing member may be required. This work can be carried out by a licensed builder
