When there's heavy rain there is a risk of water making it's way to our downstairs room. We have had these issues since we purchased the house in 2017 and have been working at it ever since. The room itself was redone completely in late 2018, new walls, flooring etc. The concrete slab was sealed and some drainage and aqua guarding was done too, This was great for several years but unfortunately the issue is not fully resolved so water is still getting in. We have claimed insurance last year and got paid out for repairs but we need to tackle the source first before we fix the room up. We hired a company called Forensic Building Consultants LTD to inspect the house and property and their detailed report needs to be translated into an action plan. Part of this action plan will most likely be removing the deck off the house to allow for digging to install sufficient drainage. FYI we were thinking to replace the deck with a larger one so that could be part of the job. We expect that bracing will be needed too when removing the soil. I have attached a photo of the outside wall, the deck above it and the internal wall of the affected room.
