subfloor damage around WC/ bathroom/ laundry area, suspecting from leaky appliances such as washing machine/ water tapes. Investigate cause of leak, stop the leak and repair the damaged area Builder report is available for more details. More comment from the builder report: "The laundry floor covering has holes/rips and there looks to have been a washing machine leak, or it may leak regularly, and this has gone through the floor covering to damage the particleboard flooring below. Similarly in the toilet, it's from surface water - from cleaning or general use of the toilet, which has soaked through and damaged the floor, so presumably there isn't a waterproof membrane below the tiles to protect it. With particleboard flooring, as soon as it gets wet it swells up and then falls apart like weetbix, which is why it's very important to ensure it has a waterproof floor covering in wet areas. The floor covering will need to be removed to see how badly the particleboard is damaged - it may be possible to keep what's there and seal it with a waterproof membrane or paint and then re-lay floor covering; or if its really bad those sections may need to be cut out and replaced with new flooring, but it can be patched up and then put new floor coverings over the top."
