We want to combine the existing laundry and the toilet into a bathroom. The wall between the toilet and the current laundry would need to be taken down, and the door from the hallway to the toilet walled in. We aren't sure if the wall is load bearing. The whole room would require gutting and we would like insulation (for sound mostly) put in the walls. The dimensions of the combined room would be: roughly: 2 by 2.7 It also includes two small windows on the external wall. - A white tiled in/boxed in bath including tapware – - A --- round shower (we will utilise the current shower mixer etc) - A wall hung vanity unit approx 750mm with a ceramic basin and new basin mixer - A mirror cabinet, recessed into wall. - A heated towel rail – five/seven rung probably quite narrow 460mm? - A fan, heater and lighting (lighting recessed) – all on a three switch plate - A cavity sliding door - White Tiling around the room reaching halfway up the wall, the rest plastered/painted - We are pretty sure the floorboards under the laundry/toilet are really good so will want to go with those. Will need a new board replaced where the wall is coming out - A half height white tiled ‘wall’ at the end of the bath separating the toilet/bath to give some privacy I would like the builder to lead activities from electrician, plumber, tiler etc. We would ideally like the work completed within a 3 week period after commencing as we have two small children.
