In regards to the site; the house sits on a section that is retained by higher areas of land at the rear and on the left. On the right, the section slopes downwards from the boundary towards the house. Effectively the house sits in a shallow bowl. The grassed area at the rear of the house is saturated. This is potentially a contributing reason for the issues identified on the interior like cracks.
