Dorset grove attic stairs

I was being pretty optimistic about installing some attic stairs in the hallway to replace the old trap door myself. I have decided to seek a professional for the job. Was looking promising, however there is a lighting cable going across one of the joists, additionally there is a pipe quite close, which I am hoping is just out of the way. What I'm looking for is somebody to give me quote for what it would cost to install, ideally they would be able to also confirm whether the pipe could be worked around if the lighting cable could easily be moved or not.
