Full roof restoration or replacement inc painting
Job description
Replacement or restoration job of approximately 140m2 property with majority tin roof and section of Butyl. Four key parts to the work: 1. Replacement of approximately 20-30m2 area of tin roofing and install new change of pitch flashing. This is the most urgent item of work due to rust and leaks and one I'd like to complete ASAP. 2. Fix section of Butyl roof, approx 20m2 area. The rubber is solid, but edges lifting and it's had some patching over it's life that may warrant some attention. 3. Complete re-screw of the rest of the roof - old lead head nails are coming out, possibly some flashing repairs in locations. Most of the rest of the tin is still very solid so probably doesn't warrant replacement, unless it makes for a simpler job to replace the entire thing. 4. Painting of entire roof (unless more economical to replace roof with new colour steel as one single project). Roof is sarked underneath most of the iron. Timber seems solid still, not expecting any structural issues with the house itself. Happy to facilitate access to check it out in person anytime and get more information for a quote. Happy to consider quotes for a specific bit, eg if you can just do all the iron, or just do all the painting, or if you're just really into rubber and only do butyl repairs. But ultimately I need the whole lot sorted, so a firm that can do the lot is preferable. I have Drone flyover footage to help understand the job (see pics for link to youtube, builders crack prevents me adding link here). It's a little out of date as it doesn't show a couple new AC vents. Have included additional photo of the main problem area, plus some segments of the building report showing specific details. Keen to move fast on this one, want to get it sorted ASAP and a couple of firms I've spoken to so far have been taking months to quote properly so keen for any motivated folk to get in touch and make a deal.
