Leaky flues and window

Two leaky flues: in a howling northerly when it rains the gas heater flue and the range hood flue leak into the house. The ceiling in the lounge is water damaged. We have tried to get this fixed previously - it's been suggested that it might just need sealant around the base of the flues. The building is two storey. Also Window leaking: in the latest rains, water has been seeping in onto the kitchen bench below a window. This is new, we have not seen any evidence of this problem before.
