Metal Roof Leaks & Repair

Primarily request: 1) Replace entire roof with colorsteel gullgrey. Please see diagrams attached as they describe slope and general dimensions. 2) Insulate the low-slope sections of the roof.. 3) Replace existing 120x70 skylight in kitchen with 130x70 velux low pitch 2246 fixed. I think my measurements are right - the velux dimensions are just 10cm longer it seems. The existing skylight has a wood frame. 4) Replace existing spouting and drainage, with new system. Current system is bunnings special and is a little leaky. I do suspect some highly rusted area of the roof may have some leaking or may need some other repairs but I won't know until the roof is off. There is no visible leaking in the house, it's just an old rusty roof. I have a couple separate items that may be broken out as a separate quote as there are some conditions. 4a) If this does not incur a building consent, Add 70x70 velux low pitch 2222 fixed, to bathroom roof/celing. 4b) If that does incur a building consent, add velux low pitch sun tunnel. I'd like to discuss the best option here. 5)Additionally, as an option, replace interior roof of bathroom when skylight goes in, as it is in poor condition. This would mean adding two halogen downlights or at least planning for their addition. I am happy to not use Velux for skylights, but I am only familiar with Velux.

Everything went pretty well, and I have recommended them to others already. One issue as done in winter; they were gone for a couple days once; I realized they had removed the chimney cover so rain was coming right down into my stove; I ended up replacing it myself so I didn't get water in my house. Also the guttering wasn't level at all - I had to relevel it so it would drain. I had to take off all the guttering anyways to paint under it when they were done, so not too bad.
