A building inspection was completed for a property I am in the process of purchasing this highlighted some potential issues with the roof (attached are the relevant pages from the report). Areas of concern are photo 1 and photo 2. The inspector suggested that we talk to a roofer about these issues. We have since talked to a retired roofing contractor. Based on the photos he has told us that the corrosion seen on the parapet wall flashing presents a serious risk of water egress into the dwelling, either currently or in the future. This flashing is meant to fit over the internal guttering, and if rusted away the water flowing down the roof can flow direct into the internal roofing. In his professional opinion, this parapet wall flashing against internal gutters is one of the more complex flashings to replace, so this work would need to be undertaken by a certified roofing contractor. The existing corrosion indicates that the protective galvanised coating is weakened on the whole flashing, so the entire parapet wall flashing should be replaced rather than just the corroded sections. He also added that due to the beach environment he would expect the replacement flashing to be made with commercial grade colour steel. I would like to get second opinion and quote on this work. The house is 60sqm
