I have received a builders report that has identified issues with our roof in Tamahere. At this stage, we are not looking to replace the roof, but would like to treat it and try to avoid the rust spreading. I am hoping to receive a quote for initial roof maintenance as soon as possible. And then shortly following that, to have the work done. I’d also like to understand what a maintenance plan looks like. Please see details of what we would like done as soon as possible, I have also included an excerpt from the building report that has detailed the issues. Summary of job. 1. Fix (or replace) the Valley Flashings 2. Remedial work to treat the rust 3. Maintenance plan – say over the next 3-5 years to extend it’s life as long as possible. Below is an excerpt from the building report that summarises the issues. The roof over the garage has areas on each end of the garage roof where water from the gutters on the main roof fall directly onto the roof and are able to sit over an extended period of time. Corrosion on these areas is heavily formed and rust has formed in these areas. Treatment needs to be carried out asap to stop further damage. Treatment will be a short term solution however a more suitable long term solution will need to be carried out to protect it for the long term. There are also areas of the garage roof where the roof has visible low points where water can sit and this is contributing to corrosion growth. The corrosion on these areas is not deemed to be excessive or major but these areas do need to be addressed to stop further growth. If left rust will form and the iron will need to be replaced. The roof of the main dwelling also has various areas where maintenance is required sooner rather than later. There is visible corrosion forming on the valley flashing. The valley flashings appear to be original and will sustain wear and corrosion build up when getting to this age (40+ years). The roofing iron appears to be original over the main, original part of the home and there is visible wear and tear present due to its age and long term exposure to the elements. Various areas of the roof have visible corrosion spotting and corrosion forming. Whilst maintenance has been carried out these areas need to be addressed.
