Leaking Gutters

1. Gutters are leaking from joins and also overflowing from sagging (see photo 1 and 2) 2. Gutter maybe installed too low below the roof over-hang as water is leaking down the wall on one side of the house (see photo 3) 3. Blocked drain - overflowing onto the lawn (see photo 4) 4. Birds getting into the eaves/ roof on one corner of the house (neighbour spotted them) House is 100 years old. Has Marley Spouting in poor condition. As house is 3+ meters tall (being an old villa) I can not get up that high without buying a new ladder and I find it difficult to climb as even tho I am young, I have arthritis. House being so old I believe the downpipes are simply draining into the ground? The LIM report doesn't mention of any soak holes or being connected to the storm water.
