In process of buying this house. Few items need to be address. From the building report- Rust deterioration was detected to the metal tiles and flashings, holes were sighted to the bottom row of tiles which can be common as they are more exposed. Rust deterioration was also sighted to the back of the metal tiles and battens in the roof space at the front of the dwelling. Replacement of the defective tiles is recommended to ensure the roof is watertight. A licensed roofer should be engaged to assess and repair. A large number of rusted screw fixings were sighted over the roof, this can be common with properties of this age. Rust treatment repairs or replacement of the defective screws is recommended to help prevent further corrosion that could lead to the roof sheeting. A licensed roofer would complete this The majority of the upstairs windows/doors had no head flashings. If the junction between the window/doors and cladding is not sealed, or the seal breaks down this could potentially lead to moisture ingress. As a matter of best practice, it is recommended that a sufficient head flashing is installed.
