This house is a 1970s Boon design with a large exposed beam ceiling consisting of three planes spanning from the back to the front of the building. The two intersection lines between the three roof planes form a valley in which gutters are constructed. One of these gutters leaks regularly. The roof material is concrete tiles. This leak has been evident for many years and has defied the attempts of owners and builders to fix it! The problem seems to have worsened recently. The task is to work with the owners to systematically identify the source of the leak and then formulate a cost effective solution. It is expected that this may take some time and patience. Be aware that attempts by builders to fix the problem in the past have failed and the owners are now very wary and will seek a guarantee from the builder that the problem has been correctly and permanently solved.
