In 2015 we had our roof replaced (Coloursteel Endura). There was a tricky detail at the bottom of one of our valley gutters where the installers cut a ~20mm long slit in the valley flashing (photos attached). I understand this was done to help stop the water from overshooting the gutter below. As part of the process of selling our house, a Building Inspector has raised this as a defect that needs to be remedied. I've just looked up the Metal Roof Manufacturer's Code of Practice (2019), which says that the metal roofing should overhang the gutters by 50mm (refer Section 14.1.4). I have measured the overhang and it is approximately 30mm in this specific location, due to the cut that has been made (see photo attached). We would like to have an eaves flashing installed in this localised position to extend the overhang to 50mm minimum, to satisfy our buyers. Refer to photos and sketches attached which illustrate the repair that's needed. It appears that a few roofing nails might need to be removed and reinstated to allow the eaves flashing to be installed correctly. Unfortunately, to meet the conditions for sale of our property, we need to have this completed before the 12th of January 2023. Our roofing is Ironsand colour, Coloursteed Endura.
