Builder inspector's notes - Corrugated iron roof appears to be in a reasonable condition. The roofed area has surface rusting to the lead head nails throughout and isolated areas of surface rusting to the corrugated iron sheets occurring. The underside of the roof was inspected from the ceiling cavity, no unusual moisture staining or timber decay sighted, however, if the lead head nails are not replaced, it is likely that water ingress will occur. The current paint coat is reaching the end of its functional life. If left to deteriorate, further surface rusting will occur throughout the roofed area, resulting in a more comprehensive plan to maintain. Recommend engaging a roof rejuvenation specialist to undertake the replacement of all lead head nails, rust treatment and a complete repaint. Early stage surface rusting noted in isolated areas. Recommend undertaking rust preventative treatment as soon as possible. This entails using a wire brush to sand over the rusted surface, then applying a paint which has a rust inhibitor infused, over the sanded area. This will aid in preventing the rusting from continuing. Rusting of the lead head nails sighted throughout the roofed area. The nail fixings have reached the end of their functional life. Recommend as part of the roof rejuvenation works, replacing all the lead head nails with rubber sealing roofing screws. To effectively treat the rust around the nail fixing, remove a number of nails, making sure the sheets are still held in place, sand the rust off the affected area and treat with a rust inhibiter. Recommend applying a sealer coat of paint over the treated area and installing the new roofing screws.
