Concrete roof service and potential paint.

Hi there, I have a property about 120sqm floor size with concrete tile roof (sorry unsure of roof size), the angle is more than 18 degress but is not super steep. It occasionally has leaks which are fixed usually with mortar or a replacement tile but i'd like to get a quote and advice on whether to replace, repair or repair and maybe paint? the roof was put on i believe in the 70s but possibly some areas may be older. To replace: i'd be looking at long run steel so would like to know total cost, how long and whether there would be any impact on people living there.
