The tiles have been installed over the top of the old iron roof. There are many loose fixings on the roof that require re-nailing. There are also multiple missing fixings which will be allowing water to pass through and will be running out along the iron underneath. There are some areas where holes are visible and the cladding has not been flashed properly and will be allowing water to enter the building. There were many dented tiles which are not sealing up against the adjacent tiles. There is also some rusting beginning to appear in the metal tiles and iron.
The flashings also require checking as there are loose fixings sighted. There is some rusting of the flashings also.
One downpipe noted as not being connected to the guttering
Chimney - all the roof penetrations be checked and re-sealed where required.
Ongoing moisture penetration into roofspace - Some areas of possible water penetration noted. Due to the recent long term hot weather it was difficult to determine to extent of the leaks, however this should be checked after some substantial rainfall and leaks identified and repaired.
