We require a rough cost estimate prior to purchasing an old house (1964 with 1980 extensions). If rennovations are affordable, we'll buy the house and proceed with the work this summer. 1. Two seperate rooms which have added to the original house (bedroom and kitchen) and are sagging by 40mm in corners. Foundations need to be straightened & reinforced. 2. A 16sqm plywood deck has been extended from an upper floor and is resting on top of the corrugated iron roof, which is rusting (and leaking into the ceiling of the room below that). The entire ~70sqm section of roof needs to be replaced with coloursteel & some new timber. The deck & balustrade needs to be rebuilt in hardwood, with a cavity drainage system. The ceilings of the rooms below may need to be repaired as well. 3. The lawn needs to be retained with two timber walls, 1.2m high. A stormwater catchpit & channel needs to be installed. I have plenty of detailed photos and a building inspection report. We only need cost estimate to the nearest $10k. There is a lot of other work needing to be done (sills, flashings, weatherboards, etc) but I just require an estimate for the main work, for now. The house is the Far North, but I live in Auckland most of the year. Access is difficult as we don't own it yet, and it is currently tenanted - we are hoping a rough estimate is possible from the photographs. Thanks. Sam.
