We need to replace one of the flashings on the roof (approx 5m long) as water is getting under it and damaging the ceiling during heavy, driving rain. I hate heights and so haven't been able to get up and have a look, but a builder mate of mine said that the roof (metal) underneath the flashing has rusted away. When he had a look about 1.5 years ago, he removed the flashing, sprayed it with rust kill, put down some tape and reinstated the flashing. He said that this would hold it for a while but eventually would need a more permanent fix (and here we are now). From what I have heard you can get a wider flashing which will cover the damaged areas instead of replacing the rusted away bits of the roof. The rest of the roof is not in bad condition for its age.
