After the severe wind and rain storm on 11 July, we noticed a drip from the bathroom ceiling. I made a number of 5mm holes in the gib close to the drip location to drain any pooling water. This is the first and only roof leak we have encountered in 25 years of residence. A small amount of water drained, and the holes continue to drip water at around 1 drip every 10s but only when it is raining. The bathroom roof is of painted corrugated iron and has a low slope of around 10deg. It connects to the main, steeper roof as you can see in the photo. There is building paper under the iron, so the leak may not be close to the drip site. The roof space over the bathroom is almost inaccessible. The hard part is probably locating the actual leak! I have put sealant in some of the likely places, to no effect. I think a leaking roof is a fairly urgent problem, even though it is only slight as further damage may be occurring. I have no idea of potential cost. Insurance will cover work if it is storm damage, but not if it is gradual wear and tear. It needs fixing anyway.

"Excellent communication and workmanship. Recommended. " This was a valid comment at the time. When it next rained, it was apparent the problem remained. Communication ceased completely once he had been paid so downgraded from 5 to 1, and closer examination of the work showed his workmanship, though superficially good, had some serious mistakes: downgraded from 5 to 1. Steve has made some recompense for the problems, and resumed communication, so upgraded to 3.

"Hi Ken, I am on maternity leave currently. As you had told me you had been on the roof and undone some of my work this voids my workmanship guarantee. You confirmed the leak was all complete after multiple water tests. You mentioned had another new job of which you said if I did not reply you would seek another tradesperson. Please can you provide pictures of your claims of some screws missing the perlin? I’ll be there as soon as I return to fix that up for you."
