Small section of ashpalt roof is leaking

Hi there, We have a small front door entry roof (aprox 3mx3m) that is leaking during heavy(ish) rain. I jumped up there and the actual tiles look OK but the ply underneath feels soft to stand on (suspect it maybe rotten and water ponding/getting through there). I'm thinking project would involve taking the ashpalt tiles off, check for any rotten ply or timber? Replace ply underneath (Treated), check flashings and replace the tiles hopefully using the existing. (roof is nearly 20 years old). Cheers
