Bathroom Renovation
Whangarei

Work to be undertaken I am looking for a builder with a proven record of successfully renovating bathrooms to undertake the following work and to arrange and coordinate subcontractors: Strip out all of the old fittings (all are to be replaced). Remove existing Gib and Seratone from walls (and possibly ceiling). Check for leaks and replace/repair all pipes (some minor adjustment to the location of some pipes will be required). Move and install wiring. Fit wall insulation bats in exterior wall. Fit new water rated Gib (or equivalent wall board) and plaster. Lay floor and some wall tiles. Fit electrical fittings including, new wall switch, wall socket for shavers/brushes etc, extractor fan and ducting (NB the bathroom has an existing ducting so this is replacing an existing extractor). Fit shower cubicle, Vanity and bath. Fit taps etc. Notes: 1. Based on a musty smell in the bathroom there may be a leak – hence the need to strip right back to framing and check existing pipes etc. 2. I wanted to avoid the need for building consents and this means I expect the final bathroom will have shower, basin and bath (I.e. like for like replacement) in the same location as the existing bathroom. 3. Because of the disruption this project will create, once the work commences I would like the work to be undertaken promptly with no significant delays. I am therefore looking for a builder who is able to be dedicated to the project and who can arranged reliable subcontractors. 4. There is flexibility in setting a start date – either a) starting in August, September or October 2022 and finishing by mid November 2022 or b) starting in Mid January 2023 and finishing before March 2023. The house A weatherboard house on concrete piles. The house is on a moderately sloped section. The house was originally a small cottage built in the 1920's extended in the early 1980s and renovated. Since then further work has been done on the house and including upgrading wiring and installing double glazing through the entire house. The bathroom to be renovated is at the back of the house (I.e. in the oldest section of the house) and also near the back of the slope (which makes getting under the house at this point restricted – but not impossible). The following plan of this section the house was prepared by Architectural services in 2017 as part of obtaining building consents for work in a room adjoining the bathroom. Plumbing The house has low pressure hot water system (tank in the roof) and mains pressure cold water. The hot water cylinder is next to the bathroom (as shown on the plan). The bathroom to be renovated has (as shown on the plan above) a shower cubicle a handbasin/vanity cupboard and bath. The plan correctly shows door locations and door opening directions. There is large window above the bath (see photo below). The existing walls are seratone panels on the lower section of wall and Gib above the seratone. Fittings I have purchased most of the main fittings I.e.: A single LED ceiling light Extractor fan with ducting Tiles (but not glues, grout etc) Acrylic shower cubicle (including waste trap and soap holder) A “shower dome” for the shower cubicle Vanity with basin with waste/plug Bath with waste/plug Heated towel rail Wall mirror Two robe hooks Mixers/tapware for bath, vanity and shower (all of which are suited to the water system in the house) NB: I have NOT purchased the wall board (Gib aquiline or equivalent), tile adhesive or grout, electrical switches or plugs. Subcontractors I need the builder to coordinate subcontractors (plastering, tiling, plumbing and electrical) but I am happy to pay each of these subcontractors directly for their work. Basis of payment I am happy to pay on an agreed hourly rate with an estimate of time this work will take (based on no unexpected problems being encountered). I am also willing to pay weekly on receipt of an invoice and pay separately for materials as they are delivered or installed in the house.

The Five Star team did a great job. Being an old house there were unexpected challenges which they worked through to get the outcome I was seeking. Throughout the job they made an effort to be tidy and every night the work area was clean. A small touch but really appreciated. Josh had an range of subcontractors (gib stopper, electrician, plumber and tiler) on the job. All were well scheduled and did excellent work. I have no hesitation recommending Five Star Contractors.
