We are looking at purchasing a property and the building report has highlighted some immediate issues needing to be repaired including: Shower enclosure: Acrylic sheet lining on three walls • Wet wall lining in shower is not firmly fixed to the walls Painted/wallpapered plasterboard sheets • Elevated moisture around bottom of wall backing shower in hallway and bedroom three • Floor has evidence of significant leak damage and disintegration under the shower • Joists sit perpendicular to bearers, and are skew nailed. • Joist cut below shower to allow for waste pipe Anodised aluminium awning windows and external sliding doors with single glazing. Painted timber window/door liners. • Window frames are warped, window stays are broken on most windows, rubber is shrinking around glass, single glazed • Rubber wedges on frame that latches catch on have come away on most of the windows • Opening casements sitting out from window frames The 96m2 dwelling was erected in 1977. It is a single-level bungalow style, with a Dutch gable roofline. The dwelling is laid out in a ‘rectangular’ shape. Included in the inspection is a detatched double garage. The dwelling is erected on a level building site, on concrete piles. Timber frame construction is used, with painted fibre-cement weatherboard and sheet cladding. Joinery is coated aluminium with single glazing, and the roof is stone-chip metal tile. PVC gutters are fitted externally, and convey rain water via 70mm PVC downpipes to the site’s stormwater system. The dwelling is made up of: • open-plan kitchen/dining/lounge, three bedrooms, bathroom, separate W/C, and laundry.
