Add on a room (about 3.5 x 3.5m) to a 12 year old 2bdrm home. Room would fit within an empty L shape (return) joining onto the sides of two existing bedrooms. One fully brick exterior wall and wall with brick and large floor to ceiling window which we would want moved into the new bedroom. Continuing the roof line would make it a flat'ish roof which we are ok with, but would need advice on.
