Put up ceiling below the current ceiling with timber and gib board. Area is 3450 X 4800 with a doorway which adds 605 X 1050. Ceiling will need cornice and plastering. One wall requires attention as it is not straight. Not sure whether this best stripped and re-gibbed or can be done by plastering. 4050 X 2400
