I want to convert my existing garage to a self contained sleepout. It currently sits on the boundary. I think this was built in the 1970's or 1980's. The back wall and the boundary wall are both cinder block. I am unsure if the cinder has been reinforced, but as I want to keep the building on the boundary, ideally i would also like to keep/reuse the existing Cinder. I am wanting plumbing for a toilet, shower, vanity and kitchen sink fixtures installed also. I am looking to keep costs down where I can such as supplying windows, doors and amenities (toilet, sinks, shower head) Bathroom to be waterproofed (cost dependant) (Will be tiled by an external), however consideration will be given depending on your pricing for these items. Other building materials etc ideally to be sourced by yourself. Otherwise, feel free to provide me with a shopping list and I can arrange to get the materials. I have attached an idea of the floor design i am after except the ranch slider will begin in alignment (or close to) with the kitchen. After further clarification, this will need to be turned into work drawings by someone for consent purposes. No consent has been applied for regarding anything in this project so it is my intent that the tradie (e.g. archtect, structural engineer, etc) arrange and coordinate all necessay consent processes and factor these fees into the overall estimate for the job. Current size approx measurements L5.9 x W2.9 x H2.5. Ideally keep within same dimensions - dependant on existing cinder block structure. I assume the following may need to be considered from a consent process via Porirua City Council: * Partial/Full demolition of existing building * Changing the use of the building from garage/carport to self contained sleepout (resource consent?) * Built on boundary (firewall and less than own height from boundary and other buildings) * Plumbing (waste, HWC and mains) * Waterproofing * Structural * Electrical (electricity already running to unit) * Insulation (walls, ceiling and floor (if able)) * Over 10m2 Please note: I am also looking external to builderscrack.
