I'm tired and cracked!

Bathroom tiling is crack and needs to be removed. Looking at different options instead of replacing the tiles, maybe box the area and paint, instead of tiles. Happy to take advice from professionals and look at other suggestions. Looking to get this work completed in October, as the house is currently tenanted and they will have moved out, so there will be no-one in the property.
