Kitchen Lounge & Dining Works

We're looking to have some building work done on our 1940s house as follows - - Repair out of level floor in kitchen, suspect damaged floor joist. - Addition of new timber pile and wall framing to support roof beam in lounge. - Demolish walls between kitchen, Laundry and rear porch, install roof beam to support ceiling and roof framing. Ceiling framing will need to be cut and may require temporary support to allow installation of roof beam. - Remove internal wall linings from external walls, assess existing wall framing. Repair or replace framing as necessary. - Close in 2 window openings and rear porch and clad to match adjacent walls. - Install internal wall linings (Ecoply to exterior walls, GIB internal partitions) to achieve new bracing layout. Install 45mm service cavity and GIB to internal face of exterior wall. - All internal linings stopped to level 4 finish. - Remove 2 existing windows, conservatory and double door. Prepare openings for installation of 3 new windows, one sliding door and one double door. -Install architraves & skirting. - Organise other trades as needed - plumber to re-route kitchen pipework to new location, electrician to move and install fixtures including new sockets, replace existing lighting with LEDs. Owner will organise: - Insulation and building paper to existing walls. - Window installation (Coordinate with installers) - Kitchen installation - Decking in place of demolished conservatory. - Council and engineer inspections - Painting - Floor finishes Preferably work would be done on a labour only basis, I would still need a bill of materials that are to be delivered to the site. Consented structural and architectural drawings will be provided. This is the first of 2 parts, the rest of the house will be completed at a later date, depending on how this part goes.
