Building Consent

Our house has an attached garage that was semi-converted into a bedroom by the previous owners without building consent. I would like to obtain consent and finish the job properly. As far as I am aware there are no construction issues with the garage as it was built and it is fully compliant (as a garage). The approximate dimensions are 7m x 4m. It is constructed of fiber cement weather board cladding on a concrete slab. The concrete slab contains a waterproof membrane and polystyrene insulation, which I believe is a requirement for conversion to a habitable space. The roof and walls are insulated. There is two doors, one internal access to the house and one external access to the back yard. The main car access is through a standard sectional panel door. At the moment the garage has a temporary partition separating the car access door from the rest of the room. I intend on doing as much as the work as possible myself, the main exceptions being the plumbing and cladding up the main access door. But reading through the Wellington Council guidelines on building consents, while I am trying to minimise cost it is clear that I would benefit from a professional assisting with this part. I need someone to: - draw up plans, only to the minimum standard required for a building consent application - either complete the application on my behalf or give me advice on completing it - If possible, give me advice on what work I will need to get a professional to do under the owner occupier exemption (which I am guessing is the electrical, plumbing and possibly the external cladding work) There might be more work available for you if you are willing to consider doing some of the building and/plumbing work, that can be negotiated separately from this.
