Resource Consent application

I require assistance from person experienced in dealing with with a Resource Consent application to Waitakere city council and the current status of the Unitary Plan. Scope consists mainly of 2-storey extension of a 2-storey house and landscaping of part of yard (Glen Eden, Waitakere foothills environment, SEA, heritage area). To date, I have the following documentation ready (or in the final stages of the reports being done): - concept drawings (by myself in AutoCAD) - done. These were mainly used by different subs to price their work. - feasibility assessment (by a planning consultant) - done. - ecological assessment - done. - Mana Whenua consultation - done. - Council pre-app meeting (based on the above docs) - done. Meeting minutes are available. - arboricultural report - done. - CCTV of public sewer in the affected area - done. - topographical survey - done - DWG was just issued to me, will need volumes calculation for the RC application. - storm water assessment (we propose to discharge all storm water on the slope surface towards the bush) - in progress, should be ready in 1-2 weeks. - geotech report - site investigation was completed, report should become available in 1-2 weeks as well - neighbors' consent ("affected party approval") - one of the properties is a reserve, I am dealing with Parks right now, had a site visit already, did not envisage any issues, pending Board meeting outcome. I am also in the process to deal with other two properties and I intend to finalize this process myself. What is required from you: - become familiar with info available to date - advise me what other info is required to support the application - if I can have that done, I would rather do it than paying someone else (get property title, property file if needed, another technical report of some sort, this kind of thing). - I suspect site visit / meeting with me is strongly advisable? - prepare resource consent application, submit to Council, follow it up and liaise with Council until RC is issued. - ideally include possible requests for additional information under Section 92 but I will understand if this cannot be priced (charge on hourly rate?); - prepare all drawings needed for RC. Concept drawings and topo survey are available in CAD (dwg). - need to calculate excavation / infill volumes. You DO NOT NEED to allow extensive printing of documentation, I will take care of that if needed. Of course, few pages here and there is not a problem but I am talking about maybe 50 pages in 3 copies... this sort of printing... If not already clear - up to a certain level, I am after advice and guidance and I will appreciate if you offer that (I am not suggesting it will be for free). Beyond that, you will apply your professional knowledge to ensure the application is a successful one. Your reply will be much appreciated.
