Container art studio design

Good day, I’ve been advised to speak to a building consultant in Wanaka about my needs. My partner and I are immigrating from South Africa. As an artist working in bronze, the work involves welding, small scale casting, and sand blasting. These involve angle grinding and compressor occasional high noise levels. I have modified a container to meet my specific process requirements for efficiency and safety. But where can I land this? Must I buy land or rent it? I think the first step is to establish if it is indeed an industrial application and pin that to the zones. I think so, yet I have operated from rural lifestyle estates in South Africa. The second is to get your breakdown of what requirements this process involves and a cost estimate of your Sevices and what I should plan for financially to land this idea. I am still considering an alternative plan of sending over my equipment and hiring a space, but I would prefer to think long term and nurture my own asset. Thank you
