Finalising the CCC after builder no longer supporting

Job description

Building Consent
North Shore

I have finished a very large renovation but have run into some issues with the builder not providing the final information to complete my CCC to Council. Given the delay I am also needing to redo the final inspection. I need support to meet with Council and work to complete the collection of the final info or undertake any activities to finalise this (noting it is more about inspections vs any residual building work). Happy to pay on a T&M basis. Detail from Council: • Written confirmation for the compliance of the completed Works Over approval #WO- --- • Surveyors Certificate 18/1/23 Received must cover Finished floor levels and state as per consented plans and cover pool house & pool (only covers siting) • Producer Statement Construction Review (PS4) drain bridging and site observation notes (was not included in the PS4 issued by Robert Good) • Producer Statement Construction Review (PS4) structural steel including connections and site observation notes (was not included in the PS4 issued by Robert Good) • Producer Statement Construction Review (PS4) timber retaining wall (site observation notes received but the retaining wall is not listed on the PS4 issued by Robert Good) • Written Report and Producer Statement Construction Review (PS4) from the geotechnical engineer for site and foundation excavations & construction of the building platform, confirming site conditions are consistent with the assumptions made in the engineering design and geotechnical report • Wet Area Membrane Mapei Mapegum: Producer Statement Construction (PS3) and Manufacturer’s Product Warranty • A current passed final inspection is required. Please book an inspection online via: --- As more than 60 working days has passed since the date of your final inspection ( --- ), another final inspection will be required due to the lapse in time The bulk of the above outstanding documentation are engineers certificates, Structural and Geotechnical – you could possible approach the engineers directly. The surveyors certificate needs amending – the pool house foundations inspection was waived so set-out of the position would not have been seen/done by our inspector then. The waterproofing membrane applicator – as there was no internal waterproofing inspection, we don’t know carried this work out but as it was not inspected it should come from an Auckland Council approved applicator/author: --- Lastly, there was also an outstanding issue regarding a minor variation for a retaining wall. Which was on my original request for further information letter: • Copy of Minor Variation approved for timber retaining wall along northern boundary by pool – clarification required. The plans supplied in response to this item are not council approved plans nor are they signed or stamped onsite by an inspector. They do not match the plans supplied for --- -A amendment – this amendment was for changes to stormwater only. The timber retaining wall is not included amongst the set of approved plans. Please refer to the site meeting inspections --- and --- where discussion was had regarding the timber retaining wall This was spoken about in the site meeting done by our inspector Travis Tannahill --- . though there was no further site meeting for this minor variation to be further reviewed. As above a final reinspection will be required due to the lapse in time from the previous final, but as this item has not been resolved it would also be advisable to book a site meeting for our inspectors to review this outstanding minor variation. A site meeting can also be good if the above items are proving impossible to get, you can discuss this with them onsite.
