Outside drainage issue

Our house has an embankment with a channel running to some form of drainage under a small deck landing. We find that when it rains the channel and drain get full and takes a long time to drain and dry out. The kitchen sink also drains nearby and this is also having issues draining properly. We are looking to market the house in about 6 weeks so would appreciate someone coming to have a look and see what the problem is, and estimate/quote for any repairs for either us to fix or to inform potential buyers. The house is from the 60s and it could just be original drainage is not up to task.
