Multiple jobs on small commercial building investigate ingress of water in ww #2
Job description
During an inspection it was discovered that the new piping for the refurbished concrete water tank is broken and now water from roof is going onto the ground. The gully trap is also broken and on further investigation under the building the water from sink is going directly onto the ground. A down pipe from the kitchen dishwashing area is also going onto the ground. The tenant is not co-operative and is responsbile for maintenance but sadly this is lacking. The greasetrap is getting water ingress into the WW system (this was upgraded in 2018) so not sure if the gully trap lip needs lifting etc but investigation into how this is happening could be due to the above water from building. She also has old motors under building in the natural water flow path which wouldn't help. 2. Gas fitter is needed to do quote on replacement of gas for cooking purposes - this has been quoted but want another quote and needs to be replaced (it was copper but I believe you use pvc type piping) it is not a large area and is only for one basic cooker. 3. Electrical inspection - an annual electrical inspection to be carried out on the lights/fittings/overall general inspection (I have upgraded the electrical board a couple of years ago but there seems to be some "added" lights that I'm worried about) so for peace of mind and insurance purposes would like an annual report/inspection. Obviously the drainlaying/plumbing aspect is urgent due to the pooling of water and ingress of water. 48 hours notice is required and usually give me two dates for the tenant. We can pick up and Andy (my hubby) will meet the tradie on site. All information/correspondence and communication is to be given to us not the tenant. If a tradie wants to come to island and wanted to make a day/nite of it we could look at doing some accommodation for them as we have a small airbnb. Old building been run down want an honest priced job. thanks lou.
