Leaking outside property

My tenant has contacted me about the following: There's been some intermittent leaks happening around the property lately. It first started at what looked to be from the neighbours house in 1 Durham or possibly the one next to them as it was coming from their side down the very side of our driveway, so didn't really have an affect other than part of the driveway being wet intermittently. It now appears there's a leak coming up from our side of the yard, leaking onto the neighbours property. This seems to be intermittent too. Sometimes it's dry, other times there's a lot of visible water then other times it looks like it's sitting in the gutter so not entirely sure where the leak is or if there are multiple leaks I need someone to find out why there is a leak and fix it.
