The purpose of the renovation I wish to do is to create indoor outdoor flow and make use of the space I have at the back of my home, which is the back unit in a block of 3. In order to be able to do this I need to move the laundry area (see picture1) in order to be able to put a door/French doors in the back wall (picture 2) of the house. The bathroom (pictures 3 &4) is 2m X 2.5m, and contains a 1m sq shower, a very small basin and the toilet (very old!) ? see pictures B. My preferred option is to go through the kitchen wall and re-create a similar laundry space to what I have now. The less aesthetically pleasing, but almost certainly much cheaper option is just to put the washing machine and tub into the bathroom without going through the kitchen wall (picture 5)). This could be done in either of 2 places, 1- on the other side of the kitchen wall (beside the shower), or 2 - under the window. Both these options would still require moving the toilet, and probably also changing the shower access, so therefore re-lining it and re-siting the shower unit/tap. Obviously the first option definitely requires both these changes. A 3rd option has just occurred to me for a cheaper way of putting the laundry into the bathroom. Could it go along the wall (2.5m) where the basin currently is? And the basin be replaced with a (small) vanity unit beside the toilet and shower ? thus avoiding the necessity of moving the toilet? (Much as I might like to up-date this, it still works and my real purpose is to be able to enjoy my garden.) Clearly, I can?t get the French doors done for the indoor-outdoor flow without doing the laundry and bathroom work first. However, I would like to get the plans drawn and approved in one hit. I understand from the builder on duty at the Council (whom I spoke to by phone this week) that this can probably all be done on a P2 permit, which has a life of 2 years. I am fairly confident of being able to afford it all within that time frame (depending, of course, on what more accurate costing than I have been able to do so far comes out at). I do have to get my roof re-painted too (before winter), and would like to put a fan/light fixture into the bathroom before I do this.
