Minor leaks in toilet drain, patch repair for gully trap
Job description
Job #1 - the exterior PVC downpipe which carries wastewater from our toilet has a ~1970's inspection port and the perimeter seal has perished. Water is able to come out the gaps around the cover when the toilet is flushed. Some algae has gown around two other other pipe joints below this level - it's not clear if these are other minor leaks, or caused by water dripping from the inspection opening above (possibly the latter). We need a plumber to investigate and reseal the leaks. This needs to be done before 10th January because we are selling our house. Some of the photos attached show the drain with algae growing. After taking these photos I scrubbed the algae off the pipes to allow a better view, and took more photos. Job #2 - there is a gully drain on the outside of the house nearby. The top of the gully was previously ~25mm above the surrounding garden level. We have lowered the surrounding garden to achieve 100mm clearance. This has exposed a patch of deteriorated concrete on the left hand side of the gully. We want the plumber to repair the concrete gully edge (e.g. patch repair with epoxy mortar?), and check that the gully is >100mm above the adjacent garden levels. We will want an email confirmation that the drain leak has been repaired and the height of the gully trap meets building code requirements, so we can forward this to the people who are buying our house. We would like the confirmation email to come from a plumber who is registered with the Plumbers Gasfitters and Drainlayers Board (although the work could be done by an apprentice working under their direction).
