Block Wall Maintenance Plan The Problem An existing block wall is set into the slope behind the building. Some moisture is getting through the block wall and causing musty odours in the room inside. A brief investigation at one end of the floor slab has found the loose edge of the polythene moisture barrier is set away from the face of the floor slab. The loose edge has earth on both sides. This means that any moisture travelling down through the existing fill can get trapped against the face of the floor slab. There is an existing drain pipe at the bottom of the fill. This pipe appears to be functional but cannot prevent the moisture problem due to the loose edge of the floor slab moisture barrier. Proposed Resolution • See the attached drawings and photo. • A building consent is required. • Compliance to NZS4229 where practical. • Dig out sufficient fill/ground to access the loose edge of the floor slab moisture barrier and enable laying a new drain pipe below the existing floor level. • Clean up the block wall and remove any sharp edges. • Clean up and repair the existing moisture barrier as needed and place against the floor slab. • Install plastic moisture barrier and protection layer on the block wall. Flash into the block wall as needed. • Replace fill with new free draining material. • Reinstate the small wooden crib retaining wall, at a new location, using new materials. Additional Item • Reroute a toilet waste pipe while the fill is excavated to enable installation of P-trap toilet furniture in the small internal bathroom. Potential Difficulties • There is no site access for machinery. • There is no storage available for removed fill.

The underground portion of an external block wall (that is set into a slope) was dug up, new waterproofing installed, then refilled. After 12 moths, the room inside has dried out and stayed dry, there are no more musty smells. Work was done within the schedule, in spite of the weather, and communications were good.
