Hi .. there is a communal leaking tap on driveway side of flats. Neighbour claims that washer replacements in the past have made no difference. Plus regarding my own flat .. having trouble loosening up an exterior valve tap .. bit cautious about damaging the thread.. would be nice to have you take a look at it while you're here .. thank you
