Beach house project

I have a 2 storey town house in a beautiful location-Commons Ave, Mt Maunganui- prime real estate. Area is 196m2. 3 bedrooms, 2 bathrooms, garage and shed with a balcony looking onto the Mount. The house is clad, and recent painting and remedial work has been done. However, invasive testing shows there is still some timber that needs to be replaced and it doesn't have a current code compliance certificate and no building permit for the recent remedial works.
